Western Villages, Granton is a major regeneration project within the wider Granton Waterfront Development Framework and is set to become Scotland’s largest operational “net zero” housing development. Led by The City of Edinburgh Council, the £90m scheme forms part of a wider plan to deliver over 15,000 new homes across the city. The 444-home development includes affordable, mid-market and private housing alongside improved transport and active travel infrastructure.

Designed around sustainability, the development incorporates advanced low-carbon construction and energy technologies to achieve operational net zero performance. Homes are being built using the CCG iQ Timber System with enhanced insulation, triple glazing and improved airtightness measures to minimise heat loss and reduce energy demand. Renewable energy is supported through roof-mounted Solar PV systems and a communal Air Source and Water Source Heat Pump network.

The project demonstrates an integrated approach to energy-efficient residential construction, combining high-performance building fabric with renewable technologies and modern ventilation systems to reduce operational carbon emissions to zero.
